What is a home measurement or floorplan service?

A measurement service is just what it sounds like: Based on what you want, an appraiser will measure the property's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove an accurate Gross Living Area (GLA), the total livable area, of your home. These services are useful and sometimes necessary when disputing property taxes or selling a property.

How does a floorplan service work?

During a home measurement or floorplan service, an appraiser measures your home with a measuring tool — generally a tape measure or laser measuring device. As they move around the home, they note the layout of the rooms and other features, like stairs, entryways, and fireplaces. They may sketch the property. Then, the appraiser creates a report and a more detailed sketch showing the total area and the general layout of the house. The finished product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a home measurement or floorplan service necessary?

Challenging real estate taxes

Property tax records frequently reflect incorrect square footage because the values can come from several sources, and occasionally go unproven — which means you may be taxed for more square footage than you have! Unless a certified appraiser has recently completed an evaluation on your property (after any updating that may have affected square footage), you'll need an appraiser to perform a home measurement service before contesting your taxes. An appraiser will establish the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop paying more than your house is worth.

Selling your home

A home floorplan service can secure fair market value for your house. Area is one of the biggest elements potential buyers look for when purchasing a home — but since these values are frequently estimated rather than properly measured, your listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the potential selling price of your home, but possibly even the number of interested buyers. The only reliable method of using an accurate GLA when listing your property is to refer to a previous appraisal or measurement service performed by an appraiser (after any updating that might have affected square footage).

For real estate agents

To ensure that your client's home closes at a price that properly reflects true market value, we advise requesting a measurement of the property. Your clients, and potential buyers, will appreciate your thoroughness, and you can rest assured knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be an excellent marketing tactic for attracting potential buyers since they can see the layout and details of the property before and after touring.
